Annual rents for two-bedroom apartments in Lagos have escalated significantly, with Ikoyi averaging N17.25 million and Victoria Island at N18 million. This surge in rental prices is pushing residents out of central districts into more affordable areas like Mowe, Ibafo, and Sagamu, where land is cheaper.

The housing crisis is exacerbated by a deficit of 3.4 million housing units in Lagos, where approximately 51% of the over 20 million residents rent their homes. Families relocating to these outskirts face increased commuting times, as illustrated by the Oyedokun family, who leave their home in Mowe at 3:30 a.m. to avoid traffic on the Lagos-Ibadan Expressway.

The hidden costs of cheaper housing include higher spending on fuel and transport, as well as the time lost in long commutes. Analysts indicate that the true cost of shelter is now measured not just in rent but also in the hours spent traveling to work.
