Kano Assembly initiates rent control law review amid soaring housing costs

The Kano State House of Assembly is reviewing its rent control law after lawmakers raised alarms over sharp increases in residential and commercial property…

The Kano State House of Assembly has begun proceedings to overhaul the state's rent control law in response to escalating rental prices affecting residents and business operators. Speaker Ismail Falgore backed the initiative during a plenary session after lawmaker Musa Kachako, who represents Takai Constituency, presented a motion highlighting the rental crisis facing the state.

Kachako cited specific examples of the rental surge, noting that annual house rents have doubled or tripled in some cases. He reported instances where residential rents jumped from 100,000 naira to between 200,000 and 300,000 naira yearly, while commercial shop spaces experienced similar spikes from 1 million naira to 2 million naira within a single year.

The lawmaker stressed that these increases have placed severe financial strain on traders, farmers, and lower-income households dependent on rental accommodation. The proposed review aims to establish protections for tenants against sudden rental increases while maintaining reasonable rights for property owners.

According to lawmakers, the current legal framework lacks adequate safeguards, allowing landlords to impose steep hikes that outpace income growth among vulnerable populations relying on rented spaces for both residential and commercial purposes. The Assembly's move reflects broader pressure on household budgets across Kano State, where rental expenses now consume a larger proportion of earnings for many residents.

The legislative effort seeks to balance the interests of property owners seeking fair returns on their investments with the economic realities of tenants and small business operators facing affordability challenges in the rental market.
