In 2026, constructing a decent two-bedroom bungalow in Nigeria is estimated to cost between ₦20 million and ₦40 million, excluding land costs. This budget encompasses various construction elements such as cement, iron rods, sand, blocks, roofing materials, and labor.

The size of the house, architectural design, and location significantly influence the final cost. A substantial portion of the budget is allocated to foundational work, roofing, electrical installations, and plumbing.

Current estimates indicate that labor can account for 25% to over 33% of total building costs. Specific cost breakdowns include foundation and substructure at ₦3 million to ₦6 million, blockwork at ₦4 million to ₦8 million, and roofing at ₦2.5 million to ₦5 million.

Rauf Akinbola, a real estate developer, emphasized that material prices fluctuate, with a 50kg bag of cement costing between ₦9,000 and ₦13,000, and iron rods priced around ₦1 million per tonne depending on various factors.
